Why Convert a Garage Studio into an ADU?

At 72 Grove Street, the original space was a garage with a small, inefficient studio layout—no proper kitchen, only an electrical cooktop, and windows placed poorly. It underutilized its true potential. Our goal was to convert it into a comfortable, modern living unit while respecting Cape Cod’s style and aesthetic.
Reconfiguring Layout & Maximizing Space
One of the critical steps was re-configuring the floor plan. We:
• Closed off unnecessary or misaligned windows, and introduced new windows in better spots to bring in natural light while preserving privacy.
• Relocated the entrance to a more logical, welcoming orientation.
• Repartitioned the space to transform the single studio into two bedrooms, plus a functional kitchen with living/dining, storage, and circulation space.
This smart layout allowed us to deliver far more value in the same footprint.
Kitchen Design & Cabinet Installation on Cape Cod
For the kitchen, we used our signature white shaker-style cabinets paired with elegant, durable marble-look quartz countertops. These choices were not just aesthetic — they balance brightness, timeless appeal, and durability in a Cape Cod environment (moisture, coastal air, etc.).
Even though the unit is compact, we included full-size appliances like a dishwasher, refrigerator, and adequate storage. The cabinetry was custom designed and installed by our team, reflecting our local style and installation best practices.

Challenges & Learnings
• Structural constraints: We had to work within the existing shell of the garage. Some walls couldn’t be touched, so we had to adapt our layout creatively around them.
• Window alignment and symmetry: The original windows were asymmetrical and awkward. Balancing natural light with clean lines required closing some walls and creating new openings.
• Permitting for ADU / in-law suites: Local building and zoning rules can be complex in Cape Cod towns. We navigated approvals to ensure the conversion complied with Hyannis and Barnstable regulations.
• Efficient plumbing and electrical routing: Adding a full kitchen in a former garage meant careful coordination of utility runs to avoid excessive cost and disruption.
Results & Impact
The transformation at 72 Grove Street is more than visual — it’s functional, comfortable, and adds substantial property value. What was once a small, underutilized space is now a fully livable in-law suite with two bedrooms, a full kitchen, and smart design.
